Tell us a bit about the clinic.<br /></font></strong><br />We opened our practice in 2005 after having worked together in feline only practice in QLD for several years. If you own a cat, you just know why a cat-only practice makes sense. The clinic attracts staff with a passion for cats and our clients travel for all around Melbourne (and beyond) to see our team. Amy was one of the first registered Specialists in Feline Medicine in Melbourne, so our little practice sees both first opinion and referral medicine.<br /><br /><strong><font size="4">What were the challenges you faced in the existing space in Prahran? How were they impacting your work and your feline client base?</font></strong><br /><br />&#8203;Like many small business owners, we could never have foreseen the future, let alone 20 years later. When we first opened, we had plenty of space for our tiny team. As we grew, we simply retro-fitted and MacGyver&rsquo;d our space to suit. After about 10 years, we rented a second site to move our boarding cattery &ndash; so artificially creating more space, but this was instantly used by our ever increasing team.<br />&nbsp;<br />Our clinic has grown at the same rate every year since opening, but this meant that 5 years ago we were bursting at the seams. I always looked at properties for sale in our area, but never had the gumption to buy, it always seemed too complicated, too expensive, too much risk. I established an immediate personal rapport with Gab and the team. They spent the time getting to know our business, our needs and wishes and took a genuine interest in our project (despite not being cat people).<br /><br />Our ideal was to stay close to our original location and find a property 3-4 times the size of our current one with adequate parking. We wanted to build one of Australia&rsquo;s premiere Vet hospitals for cats, somewhere we could see ourselves happily working for another 20 years, something to be just as proud of as when we first opened.&nbsp;<br /><br />Based on our scope of ideal location and cost, things were challenging due to the massive increases in property prices and the attractiveness for developers. We had some personal bad luck layered with COVID, we always seemed to miss out on potential properties by just a whisker.<br /><br />Gab was always thinking outside the square and coming up with novel means of advancing the project. After COVID, BRM suggested expanding our search area. Within weeks, several potential sites were identified and within months BRM had helped negotiate the purchase of our new hospital site. Through BRM, we were introduced to an architect that has overseen the project from this point to delivery late 2024.<br /><br /><strong>Tell us about the new space!</strong><br /><br />Our new space will be a purpose built 430sqm, two storey amazing veterinary hospital for cats. Our brief with our architect was something that inspired us every day we walked into the building. They are currently experiencing significant organisational growth and have outgrown their existing office space in Carlton. They are on a month to month sub-lease overholding lease arrangement in this space, and were restricted by budget and timeframe so needed to find a solution quickly.<br /><br />BRM&rsquo;s vast experience with NFPs gives us unique insight into this sector, allowing us to properly guide clients through each stage of the property project, while taking into account such limitations.&nbsp; We learned how Skills Insight staff use their office, and gained an understanding of their future growth and organisational structure so we could map out the spatial requirements for their next space.<br /><br />BRM conducted a property search, capturing both market and off-market options, before choosing 1010 Latrobe Street together with SI as its next home. The property search took place amid ongoing construction of a speculative fit out, presenting a unique set of challenges and opportunities. Skills Insight was able to make some minor alterations to the layout to accommodate their working style and the project is due for completion this month. It was particularly rewarding to work alongside Skills Insight, a long standing client with whom we enjoy a trusted relationship. We wish them all the best in their new space and look forward to guiding them through the next phase of this project.<br /><br />We spoke to Wayne Jones, Executive Manager, Operations of Skills Insight about his experience with the project and working with BRM. Here's what he had to say...<br /><br /><strong>Tell us about Skills Insight and the important work you do?</strong><br />Skills Insight is a not-for-profit, government funded, industry-led organisation and one of ten Jobs and Skills Councils (JSCs). They work with stakeholders who share a passion for improving skills and training across the agribusiness, fibre and furnishings industries.<br /><br />Appointed as a JSC by the Minister for Skills and Training, Brendan O'Connor, and the Minister for Agriculture, Fisheries, and Forestry, Murray Watt, in late May, Skills Insight has already begun work on three new projects to address skills and workforce needs. They have also released their Initial Workforce Plan, which will serve as the cornerstone of their future work as a JSC.<br /><br />Skills Insight&rsquo;s industry coverage includes primary production, plants and animals, forestry and timber, textiles, clothing, footwear and furnishing, as well as emerging industries around natural resource security and environmental management. The people involved in these industries are connected by a complex value chain that is crucial to Australia&rsquo;s communities, ecosystems and prosperity. When the skills of these industries are supported, everyone in Australia benefits.&nbsp;<br /><br />Skills Insight takes a collaborative approach to work with all stakeholders to identify, forecast and respond to current and emerging skills needs and workforce challenges. As a JSC, they are responsible for workforce planning, training product development, implementation, promotion and monitoring, and industry stewardship.&nbsp;<br />&#8203;<br /><strong>What were you looking for in a new office space and how did BRM help you achieve this?<br /></strong>We needed a space that allowed for staff to be able to work in both an open office space as well as have various meeting/quiet/zoom rooms that would allow staff to collaborate with colleagues without disturbing others or run virtual meetings without being disturbed. The office needed to be located with great transport links for all staff and visitors to our office and easily accessible without the need to travel through the CBD and undertake many modes of transport to get to work. With some keen cyclists among the staff, there was a need to have good end of trip facilities so staff could securely stow their bikes and be able to freshen up before the start of work.<br /><br /><strong>What were some of the challenges your project faced, and how did BRM help you overcome them?<br /></strong>We had a long list of requirements from staff and we knew that these would not be easy to fulfil in a market where such requirements were not easy to find. With the current thinking of landlords that all organisations want wide open spaces for desks is not thinking that meets our needs and over 7 years of being in operation, we have observed staff finding it hard to concentrate and work on complex projects when they were constantly being disturbed by everything going on around them.<br /><br />Gab and Matt met with us at the beginning and considered all our wants and needs and through detailed analysis were able to filter through the plethora of offices available to whittle these down to those that were close to meeting our needs. After many site visits to potential offices, some good, some not so good, we were lucky to find an office space being reconfigured that gave us the opportunity to have a fit out that did meet our needs. <br /><br />With the whole building being refurbished, it provided us with exactly what we wanted and our staff are excited to move to the new office and start the next journey of our operation as a JSC. Although our journey is not yet complete, Matt has been instrumental in assisting us through the interactions with the lawyers and property agents and ensuring the changes we have asked for in the new office have been done to industry standards and code.<br /><br /><strong>How were your interactions with BRM staff?<br /></strong>The staff at BRM have been fabulous to work with. How did you want your new office space to support this growth?</strong></div>  <div class="paragraph"><span style="color:rgb(34, 34, 34)">We had outgrown our previous office, not purely from a space perspective but equally in terms of not matching our higher standards with our employer brand aspirations.&nbsp; With the team coming back into the office, we wanted to create an environment that was welcoming, functional and conducive to collaboration, and also having some fun - the amazing communal&nbsp;rooftop with unobstructed views of the city is perfect for client or team dinners, drinks and even the occasional Karaoke session.&nbsp; &nbsp; &nbsp; &nbsp; &nbsp;</span>&#8203;</div>  <div class="paragraph"><strong>You engaged BRM to do an initial property search. Can you tell us a bit about your experience working with Gab and the property team?</strong><br /></div>  <div class="paragraph"><span style="color:rgb(34, 34, 34)">The brief was like most clients provide, find us the newest and best office in an ideal location ( Cremorne )&nbsp; with the most opportunity to add our own preferences at the lowest possible rate.&nbsp; Not an easy task by any measure, but Gab and the team leveraged their contacts with agents to provide us with a long list of options. After eliminating a few, along with the BRM team we hit the streets of Cremorne on tight schedules&nbsp;going from one open office to the next.&nbsp; By the end of this we had our top 3, but also a clear standout.&nbsp; &nbsp;Gab then went about dealing with the landlord to negotiate on our behalf.&nbsp; He had already worked with some tenants in the building, so he was the best placed to leverage this history, background and subject matter expertise.&nbsp; Given we have stakeholders in parts of Europe and the UK, the BRM team were also very flexible with the occasional evening call to fit in with their time zones and educate them on some of the real estate contractual ideoscyines.&nbsp; &nbsp;Once we'd agreed on the fee and worked through the contract, we then worked closely with Maya and the BRM design team as we had a blank canvas to work with i.e. an open plan without any existing structures.&nbsp; This was also a really smooth and enjoyable experience. Not only did they come up with a superb design, they also dealt with the builders and furniture&nbsp;suppliers over the course of the project, keeping me informed with a weekly progress report and on-site visits.&nbsp; After that Matt stepped in to arrange a removalist and offsee the move.&nbsp; Post a smooth move BRM then worked with the builder to ensure that any issues were resolved quickly and with minimal effort on our part.&nbsp; As a review company, I feel somewhat obliged to share a rating... from the start of the project to the end it was a '5 Star&nbsp;</span><span style="color:rgb(34, 34, 34)">' experience.&nbsp; &nbsp; &nbsp; &nbsp;</span>&#8203;</div>  <div class="paragraph"><strong>Employers in the tech industry face several challenges when it comes to attracting and retaining talent. It reminds me of the meatpacker district and it makes a striking&nbsp;first&nbsp;impression. What role does your workspace play in all of this?</strong><br /><br />Our workspace plays a huge role in the culture of Banxa and how we work together as a team to get things done quickly in a supportive environment. Having an office where people can come to and collaborate and move around freely was important to us from the start.<br /><br />We didn't want it to feel stuffy or sterile. "Lived in and used" was the idea. We love how open it is and how many different breakout areas there are to collaborate in or hide away on a call if needed.<br /><br />In total, we have 7 meeting rooms of various sizes including 2 zoom style rooms decked out in all blue to have the best zoom experience possible and 2 phone booths for private conversations or solo meetings.<br /><br />The kitchen area is open and airy and you can watch people having fun playing ping pong while you are having lunch. We also have a quiet room where you can go and relax and have a power nap if you need. A positive work environment really does create a positive team atmosphere.<br /><br /><strong>Your new workspace was found, designed, and delivered by BRM at the height of the COVID pandemic. Can you tell us about some of the challenges that arose during 2021 and how you approached them with the BRM team?</strong><br /><br />We saw many issues arise thanks to COVID. The main problem we found was delivery dates being pushed back due to the lack of shipments arriving in Australia.<br /><br />Another issue that came up was isolation, quarantine and covid safe rules around how many people could be on-site at any one time.&nbsp;These combined factors pushed the handover date back multiple times without any way of correcting the issues.<br /><br />Luckily for us, we had the BRM team to make sure once things opened up again progress continued.<br />Throughout the building process, Victoria went into two lockdowns with multiple restrictions throughout that time period.<br /><br />Walkthroughs were not possible so we had to rely heavily on Maya and the team to relay the information back to us. We are thankful to BRM for their support and continuous communication.<br /><br /><strong>What are you loving about the new space? Was there something that drew you to this particular building?</strong><br /><br />This building was a brand new construction and that appealed to the startup in us. Start from scratch and see what it ends up looking like.<br /><br />Blank walls and a nearly gutted canvas meant we could design the space for Banxa from the start. Having a gym on-site and parking was also a draw for us. Cremorne is a great location and Banxa started just around the corner from our current office. We haven't moved far but we have definitely grown.<br /><br /><strong>Looking forward, how do you see Banxa&rsquo;s workspace? What will set it apart from other players in the crypto field?</strong><br /><br />Our workspace is 100% adaptable for the future. With the way people are working now, working from home most days, we won't run out of space anytime soon.<br /><br />Our office can be made into a corporate environment as well as party central. It is evolving as we evolve but the base of the office is modern enough to develop with us. As a global company, finding a balance between a head office and a global remote team can be challenging The office acts as a home base for our team, allowing them to collaborate in person and remotely with ease.<br /><br />The flexibility built into the new office space works well for a team based around the world as well as in Melbourne, by meeting not only the needs of those working in the office but the wider remote team as well.<br /><br /><br /><strong>Finally, can you describe the overall experience with BRM in delivering this project?</strong><br /><br />BRM, Maya, and Jacqui all did an amazing job to understand our style and make it happen.<br />&#8203;<br />Starting out meeting the team and having weekly collaborative design meetings really helped cement the relationship and brief for the design. In 2022 we know firsthand how important flexibility is during periods of sudden change and high risk situations. Tenants expect flexibility not only through office design (i.e., adapt to daily staff numbers, online meetings and acoustics), but through their lease terms as well. Most property strategies in 2022 will account for change and flexibility and companies will want their lease to allow for growth, downsizing and general changes in circumstance. While leases are typically a fixed amount of square metres for a fixed term, many companies occupy their space differently. Working from home means that the amount of space used will change from day to day so issues like this should be carefully considered. Landlords can assist by providing supplementary meeting spaces, inviting roof top communal areas (that are protected from the rain, sun and wind), ground level cafes and co-working facilities.<br /><br /><br /><strong>2.<span> </span>Health and Safety</strong><br />Wellness was another growing trend that emerged in the early to mid 2010s. Before COVID, End of Trip Facilities, yoga and gyms were attractive drawcards for a building. Now, however, health and safety measures are front of mind. As the current flu season grips Melbourne, tenants are aware of how much, or how little their building supports the health of their people. They want access to fresh air, balconies and rooftop terraces, upgraded base-building technology,&nbsp; touch free access and reduced density in the common areas so their staff can feel safe and their health prioritised.&nbsp;<br /><br /><br /><strong>3.<span> </span>Higher Quality Buildings in the right locations</strong><br />Supply and demand is favouring employees and the preferences of workers are changing. This challenges organisations to offer more in order to attract and retain talent. It also challenges developers, property managers and landlords to deliver greater tenant experiences. Features like better parking, access for cyclists, club-like fitouts and smart building technology (i.e., touch-free entry) are on companies&rsquo; hotlists right now. Buildings that offer such amenities ensure that they retain a competitive edge within the market.&nbsp;Building location is important, to entice workers to access the office either by road or rail. Many of BRM&rsquo;s clients are not yet comfortable with density or perceived risk of the CBD, but want close proximity to major train stations and the higher parking ratios of the inner Melbourne hubs.&nbsp;<br /><br /><br /><strong>4.<span> </span>Smaller Footprint</strong><br />Many tenants are comfortable increasing their rental costs to attract staff. They can achieve this by taking a better quality space that has a smaller footprint. Tenants are opting for smaller spaces that work harder (i.e., flexible spaces and using landlord facilities for the higher density days in the middle of the week). To further this flexibility, some buildings use a 3rd party space like a co-working provider or caf&eacute;) which can attract tenants looking for like-minded companies to work alongside.<br /><br /><strong>5.<span> </span>Faster Timelines</strong><br />Tenants want things to happen sooner. The pandemic forced decision making on projects into a holding pattern and tenants now want to make up for lost time. They expect Heads of Agreements, leases, design, fitout and the relocation to all happen faster than the standard timeline. In most cases, trade shortages, irregular material supply and builder uncertainty can make speculative fitouts offered by landlords appealing. Similarly, existing quality fitouts are being preferenced, with the leasing incentive taken as rental abatement. The space for the hearings needs be functional and accessible, and must be recognised as a First Nations space where the community can feel at home in a space that is theirs. For example, will collaborative areas be used frequently? From the hot tub, to the basketball court, no wish is off the table and we try our best to make it happen (if it is within reason of course!)</li><li>What do you want your workplace to feel like? How do you want staff and visitors to feel and engage with the space?</li><li>Materials and images &ndash; the most enjoyable part of the process for many clients who start to visualise what the space will look like</li></ul>&nbsp;<br /><strong>Why Challenge Is Important</strong><br />&nbsp;<br /><span style="color:rgb(81, 81, 81)">As part of the collaboration process, clients will be challenged on how they view space and its role in their workplace strategy. COVID has forced many organisations to confront change already. It is impossible to embark on a design journey without acknowledging the changes brought on by the pandemic, however we don't only focus on the change that is happening now. Our design should support the organisation's vision of where it wants to be in 5 years. In order to get there we need to push certain boundaries, and re-think what worked for us before this global disruption.&nbsp;<br /><br />We encourage organisations to involve their staff&nbsp;in harnessing the best of pre and post COVID working styles. We look at the staff&rsquo;s preferred and future working styles so we can design a space that reflects these preferences. The change can therefore be supported and the transition can occur smoothly.</span><br /></div>  <div class="paragraph">&#8203;<strong>When Design Supports Change: Kalus Kenny Intelex &ndash; Family Law Firm</strong><br /><strong>Location: Southbank, Melbourne</strong><br />&nbsp;<br />BRM&rsquo;s design team took over from the property team to help create a brilliant workplace in a new location. We were tasked with overseeing a progressive fit out that stays true to the firm&rsquo;s values while accommodating the entry of a new generation which has adapted new systems and processes.<br />&nbsp;<br />The partners wanted to &nbsp;accommodate staff with flexible meeting spaces and an open plan layout that negates the need for high partitions of a traditional legal practice.<br />&nbsp;<br />The focal point of the new workplace was&nbsp; the front of house reception and waiting area, designed to leverage the brilliance of the office&rsquo;s location on the Yarra river. The soft, sweeping curve of the timber wall guides the visitor from the entrance to the river with linear elements of the ceiling constantly pushing the eyeline to the view. The tactile softness of the wall adds to the warmth of the entire location as it is contrasted with a contemporary monolythic stone reception desk. The minimal decoration of the space allows the sight lines to constantly head towards the stunning exterior, with green for most of the year, before the leaves turn a vibrant red before falling to make way for exceptional views of the city and river.<br />&nbsp;<br />The meeting rooms were designed with flexibility in mind, still large enough to hold larger meetings but also allowing for reduced every day numbers and new technologies that cater for remote participants.<br />&nbsp;</div>  <div><div style="height: 20px; - Digital Asset Payments and Compliance Company</strong><br /><strong>Location: Cremorne, Melbourne</strong><br />&nbsp;<br />After BRM&rsquo;s property team completed the property search and strategy for this tech company in Cremorne, the design team was tasked with delivering a new workplace during Melbourne&rsquo;s lockdown period.<br />&nbsp;<br />The principal challenge was the tight timeframe. COVID restrictions inevitably led to some delays and a limited number of workers on-site, but our team managed to carry out the work in these challenging circumstances. Like every industry, we were forced to adapt during lockdowns so we had to think creatively about how we could execute the designs.<br />&nbsp;<br />We also faced challenges with the layout of the base build. But our team found a way to split the front of house from the back of house while maintaining the design integrity and cohesion throughout. We achieved this through using the same colour themes in both sections, with more intense and pronounced colour in the casual and collaborative zones.<br />&nbsp;<br />To accommodate new ways of working we went with a flexible layout which incorporates both individual and collaborative areas.
