Nextt’s head office was in Richmond, and we had already dipped a toe in the market the previous year with a local search in Richmond and St Kilda Road. But our advice to Nextt was to consider the CBD with higher vacancies, larger incentives and more commercial buildings, as well as better amenities and access for staff.
Nexxt was facing a notice from the landlord for a return of the tenancy, due to a building refurbishment....in two months!
So we rolled up our sleeves and fast-tracked the spatial analysis, search brief and property inspections. Which led to a couple of front-runners and a Heads of Agreement at 520 Collins Street. The building had good presence, a generous incentive along with rental in line with the market, an existing fitout shell we could improve on, strong natural light, decent views and a landlord keen to work with us.
Fast-tracking meant overlapping the search phase with the design so BRM Projects ran the end of the search in parallel with development of layouts, interiors, acoustics, furniture, ergonomics, budgets, builders and of course wrestling with Telstra (which is a national pass-time in Australia). All on a fast-tracked timeline without contingency (which is akin to a trapeze act without the safety net). BRM Projects also selected the best existing furniture and re-used the new premises fit-out, to bring the fit-out scope and budget well under the incentive.
Speaking of giving back, BRM Projects also gave the remaining incentive back to Nextt Health by delivering below the agreed budget. On time. Meaning a FREE PROJECT.
