The Cat Clinic

the purrrfect property project

The Cat Clinic is a Prahran-based vet hospital that caters exclusively for cats.The Directors owned the Prahran-based property, which was too compact to handle their growing business. Facing a decision of whether to stay or go, the owners encountered several challenges, both in searching for a new property, and with their existing site, where a massive development was taking place on their immediate boundary and posing a threat to their business. To complicate things further, the owners lived on a strata unit next to the clinic, which was also facing pressure from the development.

​BRM stepped in to help the clinic solve a complex property puzzle. The project lasted 4 years, but together with the Cat Clinic owners, BRM's property team persevered, and finally found an amazing new home for the clinic based in Glenhuntly Rd, South Caulfield.

A large development was taking place on the clinic's immediate boundary which posed several residential and business challenges. After seeking planning, legal and general operational advice, we concluded that it was preferable to search for a replacement property. Our property search involved exploring client maps, zoning, councils, parking, budget and feasibility, with legal and accounting imput along the way.
After a long search, we found an off-market property for lease with suitable permits and parking in South Caulfield. 992 Glen Huntly Road had been vacant for a long time and needed significant works. BRM negotiated with the owner to purchase the property , rather than lease it. To fund the project, the Prahran residential apartment next to the clinic (owned by the clinic's Directors) and the original Cat Clinic property were both negotiated and sold to the Prahran developer,

BRM introduced Gardiner Architects for the next stage of project delivery - the build. They have designed a beautiful two level, purpose-built vet clinic for cats only.
The clinic has received planning approval and the demolition and build contract was recently signed. We are very excited to see watch The Cat Clinic's dream become a reality!
