The location is smack bang in the heart of the St Kilda Rd precinct in Melbourne and the association has been a satisfied tenant for a long time. For ten years, BRM Projects has been a guiding partner to Roads Australia, providing property advice throughout various changes, including a transition to a new CEO and a relocation to a new workspace within the same building. BRM's Property Advisory Services Three years ago, BRM Projects re-negotiated the lease for Roads Australia in its St Kilda Rd offices. Then, the opportunity arose for a top floor workspace in the same building with an existing fitout and windows. At this time Roads Australia was not only facing significant growth, but was also welcoming a new CEO. While BRM Projects had worked closely with the previous CEO, we needed to transition our relationship to the new CEO and provide property advice at board level. Despite the longevity of our relationship with Roads Australia thus far, we were dealing with new individuals who had not yet worked with our team. Nonetheless, our hard work earned us a great deal of trust from the incoming CEO and a mutual understanding, which allowed us to continue our advisory work through this transitional period. Firstly, we showed Roads Australia a number of solutions to explore in this multi level commercial building. Once a decision was made to move to a larger space on the top level, we worked with the landlord and agent to break their existing lease and forgive the make good. BRM Projects also provided numerous strategic reports. Designing The New Space BRM’s design team wasted no time in leveraging the advantages of Roads Australia’s new office space. We added a light and airy feel, taking advantage of the windows on either side of the office and designing the space in a way that could maximise the natural light. We also added an eating area and plenty of greenery for an uplifting communal feel. The fitout of the new space was, most importantly, designed to create room for growth. One of the benefits of working alongside a client for so long is getting to know their journey – where they came from and where they are headed. This knowledge dictates everything from the property advice, right down to how we configure the desks. This long term service therefore sets the client up for further changes down the road, all the time knowing we’ll be there to take the next step with them. Project Management The Roads Australia project was the first entire project to be completed from start to end under the guidance of BRM’s new Project Manager, Alex Attfield. In this case, Alex applied her years of Project Management knowledge to deliver a successful relocation, frequently visiting the client and working with Roads Australia’s office manager, the builders and relocation team. Alex’s project management was just another step in the long term relationship BRM Projects has formed with Roads Australia, with years of property advice through various tumultuous periods, that paved the way for this association’s future.
