Yes, property is about “closing the deal”, but many are quick to forget that the “deal” involves people, from the people who are making the deal, right down to the people who will be occupying and working in the actual space. For this reason, we see relationships as paramount to commercial property. Without stable and trustworthy relationships, a company facing a change in location, organisational structure or even the layout of its office desks, will encounter great difficulty. ‘Building Relationships’: RAM Group’s amazing property outcome was due to the people more than the building. “Trust is everything” says Property Advisory Director, Gab Aghion, in relation to BRM’s property strategy and fitout services provided to RAM Group in Melbourne. “When it’s about people, that’s what makes the project come to life”. This global wealth management and advisory firm was facing a challenging property search in establishing its Melbourne offices. The firm was seeking a small space in a premium building – a difficult task, given that most premium buildings in Melbourne do not offer spaces at the size required by RAM. It was clear that a targeted property search was needed. After several in-house attempts to find its ideal property, RAM Group looked towards the expertise and local knowledge of BRM, whose understanding of the local commercial market, made the task not only achievable, but ultimately rewarding for all parties involved. A direct lease was secured for the 46th floor of Melbourne’s iconic Rialto building and the entire process, from inspection, to negotiation to signed Heads of Agreement took 2-4 weeks, with the lease following efficiently afterwards. A strong relationship was built between property provider and client, based on trust, integrity and outcomes – a relationship not often seen in commercial real estate, or perhaps seen momentarily until the lease is signed, before fading away. Understandably, early engagement with commercial property advisors is often cautious, especially when the client is property savvy. With RAM Group, BRM effectively demonstrated its expertise, knowledge of the local market and understanding of the client’s requirements, allowing the relationship to relax and further cement. We became the firm’s trusted property advisor, to the point where we were entrusted to collaborate with its Brisbane property team in negotiating and to consult for RAM in other states and across other property requirements, such as the fitout of the new space. BRM’s existing relationship with other property professionals, such as leasing agents and the building’s management further benefited the client through introductions to high quality experts with good rapport and understanding. Above all, this quick and complex deal would not have led to such an efficient outcome had it not have relied upon the professionality of the relationships between the client, the landlord and the leasing agency. The next step for RAM will be the fitout “facelift” which is to be conducted by BRM’s Design team, yet another benefit of enjoying a long term advisory relationship with a property firm of multidisciplined skills. As for the property team, the rewarding part of such a relationship is returning to the space we secured for our client and seeing how it has been re-created by our designers as a functional and enjoyable place to work for the staff and leadership. The relationships that were key to this project e-enforced our belief in the centrality of people to any workplace.
